The current location is in a much more tourist-friendly area, and a huge portion of the HHOF's proceeds come from hosting corporate events - so its proximity to the financial core is also a bonus.

You are also playing fast and loose with timelines - the HHOF relocated to its current location in 1993 - six years before the Leafs played their last game at Maple Leaf Gardens.
